BBC EastEnders: How much it would cost to live in 'Walford' according to London property prices in areas that inspired show

With property prices skyrocketing across the country, you might have wondered how much it would cost to live in EastEnders' Walford. The fictional East London borough holds the E20 postcode which didn't exist in reality until the Olympic Park was created in 2012.

Albert Square was based on Fassett Square in Hackney and the fictional Tube station Walford East replaces Bromley-by-Bow. Based on the average house prices in each of these three areas, the average price in Walford would be an eye-watering £684,434.

That puts the homes of the Mitchells and the Slaters above the current average for London. As of March, the average house price in London according to the UK Housing Price Index is £523,666 and the average for East London according to Rightmove is £517,499.

MyLondon took a look at each of the three areas to find the average house prices of each.

When EastEnders first started, E20 was a fictional London postcode. But as of 2012, it was created in real life for the Olympic Park which was developed for the Olympics.

The E20 postcode covers the Olympic Park, parts of Stratford, Westfield, and East Village. The Park, which is home to the London Stadium, Lee Valley Velo Park, and the Lee Valley Hockey & Tennis Centre, spans four East London boroughs: Newham, Tower Hamlets, Hackney, and Waltham Forest.

Average house price

According to Rightmove, the average house price in Olympic Park is £746,878.

The majority of sales in the last year have been terraced properties, at an average of £866,904. Flats sold for an average of £582,632.

The inspiration for Albert Square lies between Hackney and Dalston and a short walk from London Fields. Fassett Square in E8 features two-storey late Victorian terraced houses and a block of flats around a rectangular gated communal garden.

EastEnders set designers replicated the Square at Elstree Studio, and taxi drivers are known to point out the real-life square to customers. The pilot episode of the soap was even filmed on the real Square in the late 1980s.

Originally, the show's producers were drawn to the area as the real gritty East End, but these days it's more affluent.

Average house price

The average house price in Fassett Square is £955,833, according to Rightmove.

The majority of sales in Fassett Square during the last year were flats, selling for an average price of £777,500. Terraced properties sold for an average of £1,312,500.

Walford East replaces Bromley-by-Bow station on the EastEnders Tube map. Bromley-by-Bow is located in Tower Hamlets and is the site of significant regeneration in recent decades.

Average house price

Properties in Bromley-By-Bow have an average price of £350,590, according to Rightmove.

The majority of sales during the last year were flats, selling for an average price of £342,025. Terraced properties sold for an average of £637,500.
